Getting your own inspection before you list sounds like the responsible thing to do, and sometimes it genuinely is. But there’s a catch buried in that decision that almost no seller sees coming, and it can quietly cost you.
So before you pick up the phone and hire an inspector, let’s talk through when a pre-listing inspection actually helps you and when it can work against you.
What a pre-inspection actually is. Start with what it even is. A pre-listing inspection is just a home inspection you order and pay for yourself before you list, rather than waiting for the buyer to bring in theirs. Same walkthrough, same major systems, same written report. The only thing that changes is timing, and who reads it first. In this case, that’s you.
The real upside is fewer surprises. When it helps, it really helps. You find problems on your own schedule and fix them calmly, instead of scrambling against a deadline with a nervous buyer watching every move.
