Inside, focus on mid-range updates rather than high-end overhauls. New countertops, updated fixtures, and a minor kitchen remodel are returning about 113% right now, compared to that 36% for the major remodel.
You can also tidy up the yard, replace worn carpet, and stick to light or neutral paint colors. Buyers want homes that feel fresh, updated, and ready to move into.
The pattern is clear. The projects that perform best are the ones that make a home feel well-maintained and current, not the ones that try to wow buyers with luxury finishes. Clean, complete, and move-in ready wins every time.
Hire the right contractor. Even the best project can go sideways with the wrong contractor. Take the time to find someone you trust. Ask friends and neighbors for referrals. Check local Facebook groups or look at the Better Business Bureau directory.
Once you have a few names, get at least three written quotes. Confirm they’re licensed and insured, and ask to see photos of their recent work. A solid contractor will help you stay on budget, offer honest suggestions, and get the job done right the first time. Cutting corners might seem like a way to save money, but it usually ends up costing more in the end.
