When you decided to sell, you probably did some quick math in your head. Take the sale price, subtract what you still owe, subtract the commission, and whatever’s left is the number you’re counting on. For most sellers, that figure feels solid enough to plan around.
The problem is it usually leaves out costs that never make it into the mental calculation. Concessions are closer to the rule now. A seller concession isn’t the same as dropping your list price. It’s money you put toward the buyer’s side of the deal to get it across the finish line, whether that’s covering allowable closing costs, providing a repair credit, or contributing to a rate buydown, depending on the transaction and the loan. It comes out of your proceeds and shows up as a credit from you on the settlement statement. With nearly half of sales now involving one, a seller who assumes they’ll owe none is often the one caught off guard at closing.
National averages won’t tell your story. What a seller actually pays varies so much from market to market that the concessions happening in Nashville or Atlanta tell you almost nothing about what a Huntsville seller should plan for. Your neighborhood, your price point, your property type, and how much competition you’re facing right now all shape what you may end up negotiating. This is the point where a national statistic stops being useful and a local read becomes the only thing worth having.
The rest of the stack adds up too. Beyond commission and concessions, the specifics depend on your property and transaction, but the usual items include title-related costs, recording fees, prorated property taxes, and your mortgage payoff, with interest calculated through the closing date. There can be repair credits or other negotiated items on top of that, and depending on your situation, a few additional fees that quietly shrink what you walk away with.
