Almost every week, I get asked about basically the same thing: Is it now a buyer’s market in real estate?
It’s a fair question because something strange is going on. Home values are still rising, and at the same time buyers have more leverage than they’ve had in years. Those two rarely travel together, which is why so many people feel frozen, unsure whether to act now or wait for something better.
The reason it feels so contradictory is simple. The market described in national headlines is almost never the market you’re actually standing in.
We’re balanced across the country, and balanced is not the same as a buyer’s takeover. After years of sellers holding all the leverage, that alone is a meaningful change. But the two shouldn’t be confused. Values are still up around 1.5% to 2% over the past year. Homes take a bit longer to sell now, and buyers finally have space to think.
If your plan is to wait for a crash and scoop up a bargain, I’d rather be honest with you than let you sit on that hope, because the data simply isn’t pointing that way.
One figure cuts through all the noise, and it’s the one I’d have you memorize: months of supply. The idea behind it is easy. If every new listing suddenly stopped, how long would it take to sell what’s already on the market? Under four months tilts toward sellers. Four to six is genuinely even. Past six, buyers take the wheel. The national reading sits right around four and a half to five months, which is precisely why the country reads as balanced rather than buyer-friendly.
None of that, though, tells you much about your actual neighborhood. A national average smooths over your local numbers. Your town, your price band, even one ZIP code compared to the next, can be moving in opposite directions. The people who compile these numbers say the very same thing. The headline is the backdrop; your street is the story.
Which means what to do next depends entirely on where you’re standing.
Buyers, the shift is on your side. There’s more inventory to choose from, more time to weigh your options, and genuine room to negotiate on price, repairs, and terms. The days of waiving every contingency and throwing tens of thousands over asking just to be considered have eased considerably.
Sellers, this is the part that actually works in your favor once you understand it. You can no longer name a number and expect the market to meet it. Your home can still sell, and sell strongly, but the price has to reflect today’s conditions rather than what the house down the street fetched two years ago.
